Most good JV brokers who can knock it out of the park for you will require a fee up front PLUS a commission percentage.
And most of the time you have to reach out to them individually, rather than posting on a forum hoping one of them will respond.
Also, check out the JV part of the forum. There are definitely a few of them hanging around in there.
