I wanted to know what is an easy, straightforward approach to doing a JV.
Maybe someone has something extra that I can add to when finding JV partners.

Finding JV partners can be a tough job in itself. There is plenty of tips in this forum, I recommend you go back through the forum and read some old posts. You can get a lot of good info by reading posts started by Gabriel Howes.
